- 01
Stop the Source
We find where the water is coming from and shut it off, or bring in a plumber.
- 02
Map the Damage
Moisture meters and thermal imaging show where water went, including inside walls and under floors.
- 03
Extract the Water
Pumps and extractors remove standing water from floors, carpet and pad.
- 04
Remove What Can’t Be Saved
Soaked pad, drywall and insulation come out so the structure behind them can dry.
- 05
Dry and Monitor
Air movers and dehumidifiers run until daily readings show the materials are dry.
- 06
Repair and Restore
Drywall, flooring, cabinets and paint, with permits and asbestos or lead checks when the work calls for them.
Not All Water Is the Same
| Category | Where It Comes From | Examples | What It Means |
|---|---|---|---|
| Category 1 | Clean source | Supply line, sink or tub overflow, water heater | Many materials can be dried in place if work starts fast |
| Category 2 | Contaminated, can cause illness | Washing machine, dishwasher, toilet overflow with urine | Porous materials like carpet pad and drywall are usually removed; area is disinfected |
| Category 3 | Grossly contaminated | Sewage backup, floodwater from outside | Protective gear required; porous materials are removed and thrown away |
Categories follow the IICRC S500 water damage standard. Clean water doesn’t stay clean: left sitting, especially in warm weather, it can turn into Category 2 or 3.

Rules Worth Knowing in LA
Asbestos Survey
In the Los Angeles area, South Coast AQMD Rule 1403 requires an asbestos survey by a certified consultant before renovation.
Lead in Older Homes
In homes built before 1978, contractors who disturb more than 6 sq ft of painted surface inside must be lead-safe certified under EPA rules.
Contractor License
In California, jobs of $1,000 or more in labor and materials, or that need a permit, require a CSLB-licensed contractor. Check any license at cslb.ca.gov.
Permits
Structural, electrical and plumbing work usually needs a permit from your city’s building department.
Water Damage Restoration Questions
What’s the difference between water mitigation and restoration?
Mitigation stops the damage: water out, wet materials removed, everything dried. Restoration is the whole job, including putting the home back together afterward.
How fast do I need to act?
As fast as possible. Mold can start growing on wet materials within 24 to 48 hours, and drywall and wood soak up more water every hour.
Is water damage covered by insurance?
Sudden and accidental damage, like a burst pipe or a failed water heater hose, is usually covered. Slow leaks over time and flooding from outside usually are not. Your policy decides.
Do I need to leave my home?
Usually not. With sewage, large losses or work in bedrooms and kitchens, it may be safer to stay elsewhere for a few days.
Do I have to use the same company for drying and repairs?
No, it’s your choice. One company for both keeps one point of contact and one file for your insurance.
How long does the whole job take?
Extraction and setup usually happen on the first visit. Drying often takes 3 to 5 days, longer for hardwood, plaster or concrete. Repairs depend on materials and permits.
