Flooded office floor with a water extractor pulling out standing water

Burst Pipe and Flood Cleanup

A pipe lets go, a supply line splits or water comes in from outside. Shut off the water if you can and call. We take it from there.

What to Do Right Now

  • Shut Off the Water

Close the main valve or the valve on the leaking fixture. Water heaters have their own cold-water valve on top.

  • Cut Power to Wet Areas

Only at the breaker, and only if you can reach it without standing in water.

  • Take Photos and Video

Record everything before anything is moved. Your insurance will ask for it.

  • Move What You Can

Get rugs, electronics, documents and furniture out of the water.

  • Skip the House Vacuum

A regular vacuum isn’t made for water and can give you a shock.

  • Call Your Insurance

Report the loss early. California insurers must acknowledge a claim within 15 days.

Common Sources in LA Homes

SourceWhat Usually HappensWater Category
Supply line to a toilet or sinkThe hose splits or leaks at the fitting, often while no one is homeCategory 1 at first
Water heaterThe tank or a connection fails and water spreads across a garage or closet floorCategory 1
Washing machine hoseA fill hose splits and floods the laundry area and nearby roomsCategory 2
Slab leakA pipe under the concrete leaks and shows up as warm, wet or warped floorsCategory 1, often found late
Sewer backupA clogged drain line pushes sewage up through a tub, shower or toiletCategory 3
Storm waterRain runs in under doors, through garages or down a hillside slopeCategory 3

Categories follow the IICRC S500 standard. Most of LA rarely freezes, so pipes here usually fail from age, corrosion or high water pressure.

How Cleanup Works

  1. 01

    Stop the Water

We confirm the source is off and help find the shutoff if you can’t.

  2. 02

    Extract

Standing water comes out first, from floors, carpet and pad.

  3. 03

    Clean and Remove

Contaminated water means disinfecting everything it touched and removing porous materials.

  4. 04

    Dry and Monitor

Equipment runs until daily readings show walls and floors are dry.

  5. 05

    Document

Photos, readings and a line-item estimate for your insurance claim.

Burst Pipe and Flood Cleanup Questions

Should I call a plumber or you first?

If the water is off, call us to start extraction and a plumber to fix the pipe; both can happen the same day. If you can’t stop the water, call us and we help you find the shutoff.

Where is my main shutoff valve?

In most LA homes it is near the front of the house where the line comes in from the street, often next to a hose bib or the pressure regulator. There is also a valve at the meter box, which may need a meter key.

Is flood damage covered by homeowners insurance?

Water from outside, like storm runoff, is usually excluded from standard policies. Flood insurance is separate, often through the National Flood Insurance Program.

Is a sewer backup covered?

Often only with a water backup endorsement on your policy. Check before you need it.

Can I clean up with a shop vac?

For a small amount of clean water, yes, if the power situation is safe. Not for sewage or storm water, which need protective gear and disinfection.

Why did my pipe burst if it never freezes here?

Age, corrosion, failed fittings and high water pressure are the usual causes in Los Angeles. A failing pressure regulator can strain every line in the house.
